Sliema

The most requested town on the rental market — and one of the most expensive. Known for its beautiful seaside, shopping, restaurants, and cosmopolitan lifestyle. Most iGaming offices are located here, along with The Point shopping complex. Very well connected by bus and ferry. If you work in one of these sectors or simply love this lifestyle, Sliema is your choice.

Gzira / Taxbiex

Located close to Sliema, this is a smart option for renters who want to save money while staying near the main centre. A nice promenade, many restaurants, and plenty of grocery shops, fisheries and butchers. For investors, Gzira is an excellent buy-to-let area. The proximity to Manoel Island offers pleasant walks and swimming spots.

St. Julian's

The heart of Malta's nightlife and home to the island's best casino. St. Julian's is also known for its luxury real estate — Portomaso with its yacht marina, Mercury Tower (the tallest building in Malta), Pendengardens, Spinola Park. If you love luxury and nightlife, this is your place.

Swieqi

A quiet, well-built residential area not far from St. Julian's — villas, apartments and penthouses with sea views. Close to everything you need, but away from the noise. A great area for hidden gems on the rental market.

Valletta

The capital city and a UNESCO World Heritage Site. Rich in culture, traditional Maltese townhouses, quality restaurants and museums. If you work from home or nearby, Valletta is a highly characterful choice. For buyers, a property facing the Grand Harbour offers one of the best views on the islands.

Msida / Pietà

A perfect solution if you want to keep costs down. Bargain properties on the rental market, very well connected and still central. Buyers will find good-priced new developments here too.

Inland towns

Moving away from the coast for a moment — Birkirkara, Hamrun, Qormi and Mosta are ideal if you prefer easy access to the whole island by car and a more relaxed pace after work.

Birkirkara

The largest and most populated town on the island, divided into four main zones: Ta'Paris, Fleur-de-Lys, Is-Swatar and L-Mħriel. A very varied property market — townhouses, new blocks, penthouses and maisonettes at accessible prices. Close to Mater Dei Hospital, making it a great option for healthcare professionals.

Qormi / Ħamrun

Well-connected villages with the charm of traditional Maltese architecture. The rental market can hide true deals at very competitive prices. Ħamrun in particular has lots of small shops and daily essentials at good prices — ideal if you want to save on both rent and living costs.

Mosta

Made for those who love nature and a quiet life. Close to Taʼ Qali national park, with easy cycling and jogging routes towards Rabat and Mdina. Mosta has the largest supermarket on the island and some excellent shops. Property prices are higher than nearby villages but well valued.

Northern coast

Back to the coast — the northern area offers a completely different pace of life.

Beautiful seafronts, the Bugibba aquarium, fish restaurants, hotels and resorts. Very convenient rental prices compared to central areas. If you live near the sea or work in hospitality, this is your choice. First-time buyers and investors should look closely at Qawra — brand new developments and real bargains.

Mellieħa

Simply the best if you love summer and sandy beaches. The finest swimming spots on the entire island. Luxury villas with pools, high-end complexes, apartments and penthouses with stunning sea views — all available to buy. On the rental market, you'll find excellent deals especially during winter months.
